For housing associations & registered providers
The maintenance partner built for
the standards you’re now held to
Awaab’s Law timeframes. Void turnaround. Repairs backlogs. EPC C by 2030. QwickFix is Lancashire’s rapid-response, multi-trade delivery partner — one accredited team to keep your stock compliant, safe and re-let, fast.
The pressures you’re managing
More scrutiny, tighter deadlines, the same stock
The regulatory bar for social housing has risen sharply. Housing providers are now expected to respond faster, evidence everything, and upgrade ageing stock — often against stretched repairs teams and rising void costs. These are the pressures QwickFix is built to absorb.
Awaab’s Law timeframes
Since October 2025, statutory deadlines apply to emergency hazards and damp & mould — and from 30 November 2026 they expand to cover cold, heat, fire, electrical and more. Missing a window is now a legal risk.
Repairs backlogs
Reactive demand keeps climbing while in-house teams get stretched thinner. Backlogs drive complaints, disrepair claims and regulatory attention — and they rarely clear without extra capacity.
Void turnaround & void loss
Every day a home sits empty is lost rent and delayed re-let. Slow void refurbishment quietly erodes budgets — fast, reliable turnaround is one of the cleanest wins available.
MEES & EPC C by 2030
Government has confirmed a minimum energy efficiency standard of EPC C for socially rented homes by 2030, built into a reformed Decent Homes Standard. Much of the stock needs upgrading to get there.
Funding to deploy
Billions are available through the Warm Homes Plan and Warm Homes: Social Housing Fund — but funding only counts once it becomes completed, compliant work on the ground, on time.
Evidence & audit trail
Regulation now expects a documented ‘golden thread’ — who attended, when, what was found and fixed. Repairs aren’t just done, they have to be proven.
How QwickFix helps
One accredited partner across the whole problem
Rather than juggling separate contractors for gas, electrical, fabric and energy works, housing providers get a single rapid-response team — accountable, documented and local.
Reactive repairs & Awaab’s Law response
Rapid attendance to hit statutory timeframes for emergency hazards and damp & mould — with the findings, photos and records to evidence compliance.
Void refurbishment & turnaround
Fast, all-trades void works to get homes safe, compliant and re-let quickly — cutting void loss and shrinking the gap between tenancies.
Backlog clearance & surge capacity
Extra hands when your in-house team is stretched — a flexible resource to work through repair backlogs and bring response times back under control.
Compliance certificates
Gas safety records (CP12), electrical inspections (EICR) and EPCs — scheduled, renewed and documented to keep landlord obligations up to date across the portfolio.
Energy works toward EPC C
Heating upgrades and renewables support — boiler fitting, air source heat pump and solar PV works — helping move stock toward the 2030 EPC C standard as part of a funded retrofit programme.
Planned & cyclical maintenance
Programmed works, servicing schedules and cyclical maintenance planned around your stock and your tenants — keeping small issues from becoming statutory ones.
Built for the clock
Awaab’s Law runs on deadlines. So do we.
Awaab’s Law places legally binding timeframes on how quickly social landlords must investigate and act on hazards. A rapid-response partner isn’t a nice-to-have here — it’s how those windows get met.
QwickFix helps you meet these obligations with fast attendance and full documentation — but responsibility for compliance and timeframes remains with the registered provider. We support your process; we don’t replace your duty.
Funding & how we fit
Turning available funding into finished work
Significant national funding exists to upgrade social housing stock. QwickFix isn’t a funding body — but we’re the accredited delivery partner who converts that funding into completed, documented, compliant works on your properties.
The successor to the Social Housing Decarbonisation Fund. Supports insulation, energy efficiency and heating upgrades for social landlords, via Strategic Partnership or Challenge Fund routes. Void properties can be included for low-carbon heating measures.
The government’s wider energy upgrade programme, coordinating funding and standards across tenures and underpinning the drive to EPC C.
Grant support toward switching from fossil fuel heating to low-carbon alternatives such as heat pumps, which providers can access on behalf of eligible homes.
Energy company-delivered support for insulation and efficiency measures on lower-EPC homes — worth factoring into near-term programmes before the current phase closes.
Why providers choose a local delivery partner
Funding deadlines are tight and delivery capacity is scarce. A responsive, accredited, local team de-risks getting the work done and evidenced on time.
